What we do to lease your home?
- Develop a list of features and benefits of your home for use in advertising
- Advertise through the Board of Realtors computer
- Advertise through local newspapers (CASA, Santa Barbara News Press)
- Deliver a copy of all advertisements done on your property
- Update you with any changes in the market conditions in your area
- Suggest any advice for changes to your property to make it more marketable/attractive to tenants
- Tour your home with our staff
- Display photographs in our portfolio; prepare full page color layouts for our mailings as needed; list page on-line
- Handle all telephone calls
- Arrange and accompany showings of your home to prospective tenants
- Screen prospective tenants (credit, professional and personal background checks as warranted)
- Represent you to help negotiate the best possible price and terms
- Take reservations
- Collect security deposits and rents
- Collect transient tax fees and submit to the proper agency, as required
- Collect cleaning fees (allowed on rentals of less than 30 days only) and pay cleaner(s) accordingly
- Inspect property before tenant arrival
- Provide you with accounting statements
- Place your home on our Internet web page listings for vacation rentals
- DELIVER YOUR CHECK accompanied by a detailed statement. We can send it directly to you (or your accountant) or deposit it into you local bank account
- What we do to manage your home?
- Depending upon the contract, leasing your property may be part of our management. If so, the previous list would be included with the following:
- Arrange cleaning in between and/or for tenants
- Provide tenants with any special instructions about your home and local tourist brochures
(Special instructions include information such as tar on the beach, stereo instructions, etc., as provided by you)
- Restock basic necessities between tenants (at your cost)
- Check-in and check-out all tenants
- Hold security deposits in a Department of Real Estate regulated trust account
- Advise on security deposit dispositions
- Disburse security deposits after tenant departure
- Arrange minor/emergency repairs and maintenance
- Maintain a reserve for such repairs and maintenance
- Occasionally inspect the property inside and out and suggest maintenance repairs
